The Sales Process

Property valuation is based on recent comparable transactions in the local market. We use one of three methods, depending on the property: local market analysis, assessment by a court-appointed certified appraiser (Karshenas Rasmi Dadgostari), or evaluation by three credible independent agencies.

The advertised price is not used to determine valuation. We aim for the most accurate market-based figure to maximise your return.

A Sales Power of Attorney (Vekalatname Forush) is a legal document that authorises your appointed attorney to act on your behalf throughout the property sale — signing contracts, attending notary appointments, and completing the title transfer — without you needing to be present in Iran.

It is essential for non-resident sellers and must be properly notarised. Our team will guide you through the correct procedure for your country of residence.

Timelines depend on property location, market conditions, and legal complexity. Typically, from instruction to completion takes between 3 and 9 months. Properties in major cities with clean title documentation tend to complete faster.

The property must be vacant for viewings and for the sale to complete (Takhliye Melk). Arrangements must be made in advance with the tenant. Our legal team can advise on the correct procedure under Iranian tenancy law — including notice periods and compensation requirements — to ensure the vacancy is handled correctly.

Yes, but the debt must be settled before the title can be transferred. Our firm can manage this process — including liaising with the relevant creditor, arranging settlement, and providing a complete final accounting. The settlement amount is typically deducted from sale proceeds.

Many of our clients hold property in more than one country. We coordinate sales across Australia, New Zealand, Canada, the United States, the United Kingdom, and the UAE through vetted local partners — licensed agents, solicitors, conveyancers, or attorneys depending on the market.

Our role is timing, fund flow, and tax sequencing across both sales; the legal sale in each jurisdiction is delivered by the licensed partner there. Iran remains our in-house specialty. Available partner relationships are disclosed in your engagement letter before any introduction is made.

Legal & Documents

The typical documents required are:

The Michak system (Samane Michak) is Iran's official electronic real estate contract registration platform. For non-residents completing property transactions remotely, registration in this system is required. Our team guides you through the registration process, which can be completed online from outside Iran.

Standard Iranian property sale conditions typically require 70–80% of the sale price to be paid at the signing of the sales contract (Mobaye'name), with the remainder paid at the official deed transfer (Sanad Rasmi) via certified bank cheque. These terms are negotiated in the initial contract and will be agreed before any documents are signed.

Fees & Trust

We operate on a no-sale, no-fee basis. Our service charge is deducted from the final sale proceeds only after your property successfully sells. There are no upfront costs, retainers, or hidden fees. We provide a clear fee structure before you sign anything.

We operate under a 6-month performance agreement that gives you full transparency and legal protection. The agreement specifies timelines, responsibilities, and exit conditions. If issues arise that we are responsible for, you have the right to cancel without penalty.

Additionally, our no-fee-until-sale model means our incentive is fully aligned with yours: we only benefit when you do.

If a sale falls through, we do not charge you. We will work to find a new buyer and continue the process. If at any point you wish to withdraw from the engagement and no fault lies with us, the terms of our performance agreement govern the exit conditions — which are explained clearly before signing.

Getting Started

The most common pathways we assist with are:

Australia: Skilled Independent (Subclass 189), Skilled Nominated (Subclass 190), and Skilled Work Regional (Subclass 491). These are points-based visas suited to professionals with recognised skills and English language ability.

New Zealand: Skilled Migrant Category (SMC), Accredited Employer Work Visa, and Active Investor Plus Visa.

Canada: Express Entry (Federal Skilled Worker, Canadian Experience Class), Provincial Nominee Programs (PNP), and Start-Up Visa.

United States: Employment-based green cards (EB-1, EB-2 incl. National Interest Waiver, EB-3) and the EB-5 Investor Program. US matters are coordinated with US-licensed immigration attorneys.

United Kingdom: Skilled Worker visa, Global Talent visa, and Innovator Founder visa.

UAE: Golden Visa, Skilled Worker, and Investor pathways.

Eligibility depends on a combination of factors: your occupation (whether it appears on the relevant skilled occupation list), your years of work experience, English language proficiency, educational qualifications, and in some cases your age.

Australian Skilled Visas

Subclass 189 — Skilled Independent: A permanent visa that does not require sponsorship from an employer, state, or family member. You can live and work anywhere in Australia. Highly competitive — requires a high points score (typically 90+).

Subclass 190 — Skilled Nominated: A permanent visa requiring sponsorship from an Australian state or territory government. In exchange for 5 additional points, you commit to living in that state for at least 2 years. Often more accessible than the 189.

Subclass 491 — Skilled Work Regional: A temporary (5-year) visa requiring state/territory or family sponsorship, with a commitment to living and working in a regional area. After 3 years, you can apply for permanent residence (Subclass 191). Offers 15 additional points.

The Australian skilled migration points test scores applicants across several factors:

Age: Highest points for ages 25–32 (30 pts)
English: Competent (0), Proficient (10), Superior (20)
Overseas work experience: Up to 15 pts (8+ years)
Australian work experience: Up to 20 pts (8+ years)
Education: Doctorate (20), Bachelor/Master (15), Diploma (10)
Partner skills: Up to 10 pts
NAATI (interpreter accreditation): 5 pts
Professional Year: 5 pts
State/Territory nomination (190): 5 pts
Regional nomination (491): 15 pts

The minimum threshold is 65 points, but in practice, most invitations are issued at 85–100+ points for competitive occupations. Our team will calculate your exact score and advise on how to strengthen your profile.

Accepted English language tests for Australian skilled migration include IELTS, PTE Academic, TOEFL iBT, and OET. The required scores depend on the visa subclass and the points level you are aiming for.

For Superior English (20 points): IELTS overall 8.0 with no band below 8, or PTE 79 with no communicative skill below 79. For Proficient English (10 points): IELTS 7.0 or PTE 65. Our team will advise on which test best suits your language profile.

An Expression of Interest (EOI) is submitted through Australia's SkillSelect system. It signals your interest in applying for a skilled visa and provides your points score and personal details to the Department of Home Affairs.

Immigration Australia then conducts regular "invitation rounds" — selecting the highest-scoring EOIs from the pool and issuing invitations to apply. Once invited, you have 60 days to lodge a formal visa application. Our team can prepare your EOI to maximise your points and improve your invitation chances.

The Process

Processing times vary considerably depending on visa subclass, occupation, and current application volumes. As a general guide:

• Skills assessment: 2–6 months (varies by assessing body)

Yes. Australian skilled visas allow you to include a partner (spouse or de facto) and dependent children in the same application.
